Hotararea Consiliului Local 35/31.01.2012 privind aprobarea Planului Urbanistic Zonal Locuinte si functiuni complementare", Extravilan Timisoara, Nr. CAD: A 715/1/6/2/1, A 715/1/6/2/2 Consiliul Local al Municipiului Timisoara Având în vedere Referatul nr.SC2011-028889/10.01.2012 - al Primarului Municipiului Timişoara, domnul GHEORGHE CIUHANDU; Având în vedere avizele Comisiei pentru studii, prognoze, economie, buget, finanţe, impozite si taxe, Comisiei pentru dezvoltare urbanistică, amenajarea teritoriului şi patrimoniu, Comisiei pentru administrarea domeniului public si privat, servicii publice şi comerţ, regii autonome şi societăţi comerciale, Comisiei pentru administraţie locală, juridică, ordine publică, drepturile omului şi probleme ale minorităţilor şi al Comisiei pentru cultură, ştiinţă, învăţământ, sănătate, protecţie socială, turism , ecologie, sport şi culte din cadrul Consiliului Local al municipiului Timişoara; Având în vedere prevederile Hotărârii Guvernului nr. 525/1996 privind Regulamentul General de Urbanism, republicată; Având în vedere prevederile Legii nr. 50/1991 privind autorizarea executării lucrărilor de construcţii, republicată şi modificată; Având în vedere prevederile art. 25 alin. (1) şi Anexei I din Legea nr. 350/2001 privind amenajarea teritoriului şi urbanismul, modificată; Având în vedere Avizul de Oportunitate nr. 02/09.12.2008, Avizul Favorabil nr. 15/16.12.2010 al Comisiei Tehnice de Amenajare a Teritoriului şi de Urbanism, precum si Avizul Consiliului Judetean Timis nr. 109/07.09.2011; În conformitate cu prevederile art. 36 alin. (2) lit. c) şi alin. (5) lit. c) din Legea nr. 215/2001 privind administraţia publică locală, republicată şi modificată; În temeiul art. 45 alin.2 din Legea nr. 215/2001 privind administraţia publică locală, republicată şi modificată; HOTARASTE Art.1: Se aprobă Planul Urbanistic Zonal "Locuinte si functiuni complementare", Extravilan Timisoara, Nr. CAD: A 715/1/6/2/1, A 715/1/6/2/2, având ca beneficiar pe SPINU EUGENIA si BIHOI ANA, întocmit conform Proiectului nr. 105/2010, realizat de S.C. TECTONICS HOUSE S.R.L., care face parte integrantă din prezenta hotărâre. Art.2: Se stabilesc condiţiile de construire: regimul de înălţime de S+P+2E, acces auto, realizarea locurilor de parcare exclusiv pe parcela deţinută de beneficiari, procentul de ocupare al terenului POT max de 35% - pentru zona de locuire individuala si POT max de 40% - pentru zona de dotari si servicii publice, coeficientul de utilizare al terenului CUT de 1,00 - pentru zona de locuire individuala si CUT de 1,20 - pentru zona de dotari si servicii publice, Hmax = 10,00 m - pentru zona de locuire individuala si Hmax = 13,50 m - pentru zona de dotari si servicii publice, spaţii verzi de 25% din suprafaţa totală a parcelei - conform Avizului Agentiei Regionale pentru Protectia Mediului Timisoara - Regiunea Vest, Nr. 9324/28.11.2011. Art.3: Prezentul Plan Urbanistic Zonal "Locuinte si functiuni complementare", Extravilan Timisoara, Nr. CAD: A 715/1/6/2/1, A 715/1/6/2/2, se va integra în prevederile Planului Urbanistic General Timişoara şi are o valabilitate de 5 ani. Terenul studiat, in suprafata totala de 30.200 mp, este înscris în C.F. nr. 405330 (vechi 150776), având nr. top A 715/1/6/2/2 - fiind proprietatea BIHOI ANA, si C.F. 405324(vechi 149036) , avand nr. topo A 715/1/6/2/1- fiind proprietatea SPINU EUGENIA. Art. 4: Autorizatia de Construire se va putea emite doar după ce suprafetele de teren afectate de dezvoltarea tramei stradale, vor fi trecute în domeniu public. Art. 5: Suprafata studiata prin prezentul Plan Urbanistic Zonal "Locuinte si functiuni complementare", Extravilan Timisoara, Nr. CAD: A 715/1/6/2/1, A 715/1/6/2/2, de 30.200 mp, conform extraselor CF si a planului parcelar, se va introduce în intravilanul municipiului Timisoara; terenul va trece în zona D de impozitare. Art. 6: Reglementările privind autorizarea construcţiilor şi a amenajărilor vor fi aplicate în concordanţă cu prevederile prezentului Plan Urbanistic Zonal "Locuinte si functiuni complementare", Extravilan Timisoara, Nr. CAD: A 715/1/6/2/1, A 715/1/6/2/2 şi a Regulamentului Local de Urbanism. Art. 7: Cu aducerea la îndeplinire a prezentei hotărâri se încredinţează Institutia Arhitectului Sef din cadrul Primăriei Municipiului Timişoara. Art. 8: Prezenta hotărâre se comunică: - Instituţiei Prefectului Judeţului Timiş; -Primarului Municipiului Timişoara; -Consiliului Judeţean Timiş; -Serviciului Juridic; -Direcţiei Economice; -Direcţiei Tehnice; -Institutiei Arhitectului Sef ; -Direcţiei Patrimoniu; -Biroului Managementul Calităţii; -Compartimentului Control Intern; -Serviciului Audit Public Intern -Beneficiarilor Spinu Eugenia şi Bihoi Ana; -Proiectantului - S.C. Tectonics House S.R.L.; -Mass - media locale.

Creearea de spatii verzi amenajate, atit in zone prestabilite cit si de-a lungul cailor de acces.
Asigurarea de conditii pentru eliminarea riscului de poluare a aerului, apei si solului. Asigurarea de conditii pentru diminuarea poluarii fonice datorata vecinatatii aeroportului utilitar(300m) si liniei CFR( 700m)
